Financing Programs:


1. The Sweet Spot 
Straight Hedge LIBOR Fund (3 Funds Currently Utilized) 
* 100% Financed 
* Amount must be over $3M - $500M 
* Must be a strong, viable, project and borrower. ANY TYPE of project is considered as long as the borrower and exit strategy is VERY strong 
* Libor + 2-3%, must have an exit strategy showing a 36 MONTH or LESS payback 
* No equity needs to be given up. 
* Funds in 45 - 60 Days +/- 
This is with a small boutique hedge fund that has a sweet spot for projects between $3- $30M, MUST HAVE STELLAR MANAGEMENT in relation to the project at hand, in other words don't send me a race car driver that now wants to build a master planned community. Rates are at Libor + 3%, and term CANNOT extend past 36 months. They will entertain ANY projects, Business capital, Real estate, even movies. Again STRONG resume and STRONG exit strategy must be shown. 

2. RE Jumbo 30 
Hedge/Equity Leverage Wrapped by Life Settlements
* Project must exceed $20M (USD) 
* Can be used for all projects real estate related NO BUSINESS CAPITAL ONLY projects, some real estate must be involved somewhere in the project 
* 100% LTV 
* No Debt, No Interest, No Repayment 
* Borrower must be willing to give up 30% equity 
* Funding frames vary on amount generally first draw of funds within 120 days of submission. $80K will be required at delivery of promissory note for completion of our required SEC report. This must be paid by the client as to not allow for a vested interest towards the funding entity in the readings in the report. 

3. CD Jumbo 20 
Pension/Bankable Instrument Program 
* Project must exceed $20M (USD) 
* Can be used for ANY funding required 
* 100% LTV 
* No Debt, No Interest, No Repayment 
* Borrower must be willing to part with 20% equity 
* Borrower must be liquid for, or have access of, a minimum of $1MM that can be placed into a bankable instrument (CD, SBLC, BG, etc) and not cashed for 13 months. 

4. SLS Super 30 
Equity Hedge Leverage Wrapped by SLS
* 100% Financed 
* Amount must be over $50M 
* No Debt, No Interest, No repayment 
* Must give up 30% equity 
* Funds in 90-120 days 

5. CD Ultra 
High Liquidity/High Net Worth Structures 
* Project must exceed $50M or “no project” option available 
* Can be used for ANY funding of project or straight cash returns 
* 100% LTV or more 
* No Debt, No Interest, No Repayment 
* Borrower gives ZERO equity 
* Borrower must be liquid for, or have access of, a minimum of $10M that can be placed into a bankable instrument (CD, SBLC, BG, etc) and not cashed for 13 months.

6. CD Mega 20 
CD Leverage Jumbo Fund 
* 100% Financed 
* Amount must be over $100M 
* Borrower must have liquid funds of $10MM (
*see below) DOES NOT CHANGE HANDS this insures a borrower can even qualify for this program 
* No debt, No Interest, No repayment 
* Must give up 20% equity 
* Funds estimated 45 days per $100M done in tranches 

7. BG Mega 50 
Discount BG Funding Option 
* Project must exceed $150M but are preferred OVER $500M 
* 100% LTV 
* Borrower must be willing to give up 49-50% equity 
* Funding time 7-10 Business Days 
* MUST have a relationship with your banker at a top 25 institution that will use our live BG to collateralize your project, our live Cash BACKED, fully screenable BG’s come from a top 5 world bank at a 10% discount to your bank, we put up your collateral, you give us 50% equity. 

8. Developer’s Dream 
We are also currently working with a VERY large institution that is allowing me to offer this program for Acquisition and Development of a commercial project NO MONEY DOWN. The following are the parameters to qualify. 
* Loan Amounts up to $500M 
* Loan amount including fees must be less than 75% "AS FINISHED VALUE"! 
* Must have a strong exit strategy 
* The collateral is PRE-SALES! MUST HAVE DOCUMENTED 40% PRESOLD!!!! 
* You do not need to have ANY skin in the game just the pre-sales! 
Example: Development costs for your commercial project are $20M but your AS FINISHED VALUE will be $70M, show us that you have 40% of the space PRE-SOLD and we can lend up to $52.5M (75% of as-finished value)
